90 Thirlmere Way Rezoning
The planning team were engaged to prepare a Planning Proposal report to accompany an application for the rezoning of land.
The 2.45ha site is located within a “potential residential growth area but was zoned RU4- Rural Small Holdings and current planning controls do not permit further subdivision of the site.
Meinhardt enabled the site to be rezoned to R2- Low Density Residential, which reduced the minimum lot size to 700m2 in order to permit further subdivision of the site and add value to the client.
This was supported by a number of specialist studies including Ecological Constraints; Bushfire Protection Assessment; Phase 1 Environmental; European Heritage, Aboriginal and Cultural Heritage; Stormwater Drainage and Flooding; Infrastructure Services; and Traffic and Transport.
Additional benefits:
- The community will benefit by having additional residential housing opportunities in the area;
- The proposal will assist in supporting retailing and commercial services, both locally and in the greater Wollondilly region;
- The proposal will compliment and reinforce the role of Tahmoor as a Town Centre, assisting with providing sustainable growth to the Wollondilly local government area
The proposal provides for the orderly and economic development of land.
